We are interested in people who can help us build our analysis of the local situation, so maybe you have been active in interviewing local people, digging through Council statistics and strategy documents, piecing together the number of private versus public homes in the new developments, investigating changes in local employment patterns, looking into the loss of amenities etc. We would love to work with you. We can also share what we know and what we have with you.
Here are some of the main themes we think we would like to know more about to help us ground our community work on a well-considered and thought through foundation. Are you researching any of the following?:
E+C / HEYGATE and AYLESBURY:
Plotting out the history of the regeneration schemes at E+C area and on both estates. Making a timeline of events. Researching New Deal for Community (Aylesbury). Community groups and resistance to regeneration. Lessons to learn from Heygate for Aylesbury tenants.
Ongoing and upcoming developments in the North Southwark Area. Planning Permissions. Involvement of national government through Homes and Community Agency, Single Regeneration Budget (E+C) and other grants and funding etc. Looking also at LendLease, St Modwens and the others.
AFFORDABLE HOUSING / HOUSING ASSOCIATIONS:
How do notions of ‘affordable’ housing play out locally? Concessions made to developments from Council due to credit crunch. Role of Housing Associations in local development and effect of ‘crisis’ on there plans
TENANTS ASSOCIATIONS and COMMUNITY GROUPS:
Which groups are active where on local housing, amenity and other issues. Making invitations and working together. Peabody and Church Commissioners Tenants campaigns.
PRIVATE RENTAL / RIGHT TO BUY / BUY-TO-LET / CORPORATE RENTALS:
Looking into the effect of these on the local housing market and regeneration.
OPEN SPACES / PARKS / AMENITIES:
Effect of regeneration on local open spaces and parks. Privitisation (through new developments) of public space. Increased surveillance and policing. Gated communities. Burgess Park and how the input of Government cash will affect it. NIMBY-ism in relation to open spaces and new development.
University and Colleges role as property developers and land owners. Student housing new builds and it’s tensions.
ART and REGENERATION:
The role of ‘art’ and the creative industries in the regeneration / gentrification process. Public art as planning gain. Art as creator of ‘ambience’ to open up areas to gentrification (eg Peckham). Temporary gallery spaces, pop-up shops, governement schemes to encourage temporary use.
LOCAL TRADERS / SHOPS / PUBS / TESCO-IFICATION:
Change of high streets towards chains and more expensive stores. Effect on local traders of both the crisis and also regeneration. E+C Shopping Centre and it’s discontents. Changes in spending and consumption patterns. Local pub closures for re-development as flats. The role of Tescos in regeneration process. East St market changes and plans.
BANKSIDE / BOROUGH / BERMONDSEY:
Understanding the interconnections between regen in these local places. History (The Globe, Tate Modern, Borough Market, Jubilee Line Ex etc). Effects on housing / services in Elephant area.
COUNCIL REGENERATION STAFF:
Regeneration staff, officers, councillors etc. Who were they and where did they go?
TRANSPORT for LONDON / GLA:
Effect and powers within local regeneration processes.
Looking at statistics around health, income, child welfare, life expectancy etc in North Southwark area.
BUSINESS IMPROVEMENT DISTRICTS:
Researching history and effects of B.I.D areas nearby (Better Bankside, Team London Bridge etc) in relation to regeneration.
Making a useful glossary of terms for this website eg. Section 106, Buy To Let, SPD, Core Strategy etc.
